Features

Developers of a condominium building on Fifth Street NE in D.C.’s NoMa neighborhood wanted to put contemporary living spaces within a classic Victorian-style exterior.

“We worked hard to make sure the exterior looked historic and fit in with the neighborhood,” said real estate agent and investor Stefan Rahimian. “Our goal was to create a historic exterior with a modern interior.”

To get started, they razed a two-story townhouse from the late 1890s to make room for a four-level townhouse with a Victorian-style facade.

The brick facade was painted white to match neighboring buildings. Black window frames throughout the building and white vinyl siding on the sides and rear match the outside of a renovated building next door.

Living space was increased outward as well as two stories upward — by putting bay windows on three levels in front and by extending the building 10 feet beyond the footprint of the former house in the back.

Both units are entered from a common foyer that leads to separate main levels. Unit 1 is on the first floor and lower level. Unit 2 is on the second and third floors. Both units had red oak floors and stairs with black wrought-iron rails.

The main level of unit 1 has an open-concept living area, with kitchen, and a bedroom (or perhaps an office) that connects to a deck. The lower level has two bedrooms and a laundry closet. The primary bedroom suite is at the rear and opens to a private patio and terraced garden.

The main floor of unit 2 also has an open-concept living space, with kitchen, and a bedroom or an office that connects to a rear deck. The upper level has three bedrooms, a laundry closet and a skylight in the hall and in each of two bedrooms. The primary bedroom has windows covering most of the back wall. This unit has a roof deck.

A spiral staircase outside, on the back of the house, connects a shared patio and garden to the decks of both units. A flagstone parking pad is $25,000 extra.

“There is lots of outdoor space to plant a garden or nurture plants for anyone with a green thumb,” Rahimian said.


Kitchen

A Calacatta quartz peninsula, with bar stool seating, divides the kitchen and the living area in both units. Both kitchens have white cabinets and a green tile backsplash. Both have stainless-steel appliances, including a 36-inch Viking electric range. Unit 1 has an LG dishwasher and a Samsung refrigerator. Unit 2 has a Viking dishwasher and refrigerator. Each has a microwave, a beverage cooler and wine racks.


Bathrooms

Both units have three full bathrooms, one on the main level and two on the bedroom level. All bathrooms have black Pfister fixtures and a black tile shower floor.

The bathroom on the main level of unit 1 has a walk-in shower. On the main level of unit 2, it has a shower-tub combination. Each main level bathroom has a single-sink white vanity.

The primary bathroom in unit 1 has a shower with two shower heads and a two-sink vanity. The other bathroom on the lower level has a shower and single-sink vanity. It can be entered from the hall or through the walk-in closet in the front bedroom.

The primary bathroom of unit 2 has a shower and a two-sink vanity. The other bathroom on the upper level has a larger shower, with a regular shower head, a rain shower head and a bench. It has a two-sink vanity.


Neighborhood

The condos are in the lively NoMa neighborhood, with plenty of dining and shopping options and such D.C. landmarks as Union Station, the National Postal Museum and Gallaudet University.


Nearby shops and restaurants

Union Market District and a commercial area of H Street are both three blocks away. Whole Foods and Giant Food are both less than a half-mile away on H Street. Union Market has Trader Joe’s, A. Litteri (an Italian grocer), Afrik International Food Market, and more than 50 independent stores.

Swampdoodle Dog Park & Playground is two blocks away.
